Your Impact

As Building Services Manager reporting to the Operations Director, you will work closely with the rest of the Data Centre Operations team, making an impact in a number of ways:

  • Responsibility for contract management of all soft services, Fire maintenance and building fire system compliance and overall site presentation.
  • Direct people leadership for the Site Security Manager, overseeing physical security operations and compliance across the site.
  • Owns non-critical building assets, facilities vendors and building compliance outcomes; maintains overall site security posture through governance and vendor

What You'll Do

  • Own all non-critical building assets and facilities services including fire, cleaning, waste, landscaping, pest control, hydraulics, lifts, gates, roller shutters, office spaces, and amenities.
  • Contract manage soft services vendors, establishing performance metrics aligned to AirTrunk standards and ensuring consistent delivery.
  • Conduct regular site inspections to ensure cleanliness, safety, compliance, and customer-ready presentation.
  • Manage facilities-related minor capital works and provide input to Opex / Capex planning and budgeting.
  • Own fie system maintenance and building fire system compliance including testing regimes, documentation, audits, and defect rectification.
  • Maintain AFSS (or local equivalent), emergency evacuation lighting, signage and fire safety compliance.
  • Lead fire warden training programs, evacuation planning and fire-related training across the site.
  • Ensure building compliance obligations (fire, lifts, stormwater, environmental and safety requirements) are maintained.
  • Provide direct line management, coaching and performance oversight for Security Services Manager (SSM).
  • Maintain accountability for overall site security posture through governance, vendor performance, and compliance oversight (not day-to-day execution).
  • Support the Operations Director during escalated physical security incidents and customer security engagements as required.
  • Act as a primary point of contact for customer facilities-related requests, office areas and non-critical building services.
  • Attend customer meetings relating to facilities, fire or security matters and ensure outcomes are actioned appropriately.
  • Ensure change management processes are followed for facilities, fire, lifts, security and building services.
  • Support internal and external audits, accreditation activities and regulatory
  • Maintain facilities, fire and security documentation required for audit and assurance
  • Assists in the delivery of various accreditation initiatives, including, but not limited to, ISMS, SOC2, PCI-DSS
  • Assist in the PO process to ensure adherence to financial control procedures and provide input towards budgeting strategies
  • Assist and/or lead with minor capital projects related to your remit

What You'll Bring

  • 5+ years' experience in facilities management, building services or front-of-house operations in a complex environment.
  • Strong working knowledge of local building, fire and safety
  • Experience and knowledge of fire systems, maintenance and compliance
  • Successfully managed 3rd party service providers; setting and managing performance metrics, negotiating contracts and pricing for services
  • Opex / Capex budget management experience
  • Demonstrated ability to mentor early-career staff with proven experience providing guidance and support to Team members
  • Experience developing or implementing business processes
  • Familiar with working with Customer Portals, and at the user level on Security networks
  • General knowledge in repair & maintenance and health and safety
  • Incredibly flexible and forward-thinking and motivated by change
  • You excel at communication; you can deliver effective presentations to your key team members and management
