About the opportunity:
The Maintenance Officer is responsible for coordinating and delivering day-to-day maintenance activities across Launch Housing's residential property portfolio, including long-term housing, rooming houses, and transitional housing where Launch Housing manages maintenance obligations.Working as part of the Assets team and in close partnership with the broader Housing Solutions team, the role ensures all properties are safe, compliant, and maintained to a high standard.
Maintenance Officers rotate through the key maintenance functions; responsive maintenance, cyclical maintenance, and vacant maintenance - to ensure broad capability across the property portfolio and consistent service delivery.

Permanent full-time role (76 hours per fortnight) based at Collingwood.

What you'll be doing:

  • Leading and coordinating vacant property maintenance works to ensure properties are returned to a lettable condition within agreed turnaround timeframes.

  • Trade Management ensuring work meets quality and compliance standards.

  • Processing maintenance invoices promptly and liaising with Finance to ensure correct coding and payment.

  • Assessing each maintenance quote against budget and considering value for money.

  • Maintaining regular communication with the Assets and Tenancy teams to update on repair progress and any tenant impacts.

  • Acting quickly to meet Housing Registrar Key Performance Metrics by addressing reactive maintenance issues efficiently.

  • Conducting property inspections to identify emerging issues and recommend proactive maintenance solutions.

  • Maintaining accurate records of completed works, certificates and reports in the maintenance system.

  • Monitoring contractor performance and ensuring services are delivered safely, professionally and within budget.

  • Coordinating with DFFH to ensure timely completion of maintenance works on properties managed through DFFH trade arrangements.

What we're looking for (key selection criteria):

  • Demonstrated experience in a hands-on maintenance position or similar.
  • Demonstrated experience in property administration setup and ability to organise information systematically and logically.
  • Sound computer skills.
  • Strong administrative and time keeping skills.
  • Ability to work within a team and also independently.
  • Well-developed communication skills with an ability to influence internal and external stakeholders, and explain complex property details clearly.
  • A valid Victorian driver's licence (mandatory).
  • Understanding of, or a demonstrated commitment to upholding, Child Safe Standards in the workplace.
  • Strong communication and interpersonal skills, with the ability to engage effectively with people from diverse backgrounds.

$45.92 - $49.41 an hour
