Maintenance Manager

Adina Apartment Hotel Sydney Darling Harbour – Maintenance Manager
A fresh chapter is opening on the harbour.
Adina Apartment Hotel Sydney Darling Harbour is reopening following a full refurbishment.
Re-emerging as a premium apartment hotel in one of Sydney’s most vibrant waterfront locations.
Located on King Street Wharf, just moments from Barangaroo, ICC Sydney and the CBD, the hotel offers 114 spacious studios and apartments designed to give guests the comfort, flexibility and space to stay their own way.
This is a rare opportunity to join the team ahead of reopening and help shape the guest experience from day one.
About the role
As Maintenance Manager, you’ll lead the team responsible for keeping our facilities in exceptional condition, ensuring every space, system and surface reflects the standard our guests expect.
You’re as comfortable planning preventative maintenance schedules as you are stepping in on a complex capital works project. You know that great hospitality doesn’t just happen at the front desk, it’s built into every working light, every functioning lift, every well-maintained room.
What you’ll be doing
- You’ll manage and deploy the maintenance team day to day, making sure everyone knows their priorities and is set up to do their best work. You’re the steady hand that keeps things organised, responsive and on standard.
- You’ll develop and oversee maintenance strategies that address critical issues as they arise while building out preventative systems that stop them from coming back. You plan for the long term, not just the fix in front of you.
- You’ll act as project manager for major capital works, coordinating with hotel departments, council and regulatory bodies to ensure smooth execution with minimal disruption to operations and guests.
- You’ll formulate cost containment strategies, provide detailed estimates for significant work orders and oversee sub-contractor contracts, keeping quality high and spend in check.
- From plant and equipment to WHS compliance for contractors, you’ll maintain the kind of standards that mean nothing is left to chance. Everything runs at peak efficiency, and you know it because you’ve checked.
About you
You’re someone who takes real pride in how a building runs. You’re proactive, highly organised, and you notice things others walk past. You bring experience and expertise, but you’re also someone who rolls up their sleeves.
You’ll ideally bring:
- Demonstrable experience in building maintenance, ideally within a hotel or premium hospitality environment
- A strong background in team management, you know how to get the best from the people around you
- Proven ability to manage complex projects and coordinate across multiple stakeholders
- Expertise in developing and implementing maintenance strategies and cost-efficient solutions
- A proactive, detail-oriented approach - you plan ahead and follow through
- Solid understanding of Work Health and Safety obligations, particularly in relation to contractors
